Overview
Aysén: What You Need to Know
The Aysén Region is, quite simply, one of the most extraordinary places on the planet. Covering an area larger than the United Kingdom but home to fewer than 120,000 people, this is Chilean Patagonia at its most raw and magnificent.
The legendary Carretera Austral — a 1,240-km gravel highway built through nearly impassable terrain — serves as the spine of the region, connecting isolated communities and opening up access to land that was, until recently, completely unreachable. Along this road, travelers encounter hanging glaciers, turquoise rivers, ancient lenga forests, and fjords that have seen almost no human impact.
For land buyers, Aysén represents the highest-potential region in all of Patagonia. Land prices remain significantly below comparable wilderness in New Zealand, Scandinavia, or even Argentine Patagonia, while the natural assets — clean water, biodiversity, isolation — are unparalleled. As global demand for carbon sequestration land and eco-tourism destinations grows, early buyers in Aysén stand to benefit enormously.
Key areas along the Carretera Austral include Chaitén (recently resettled after the 2008 volcano eruption, with very low prices), Puyuhuapi (fjord and hot springs), Coyhaique (the regional capital), and the incredible Río Baker near Cochrane — home to the largest river in Chile by volume.
